  • Account Data: Your name, email address, and lot/address within the subdivision.
  • Community Status: Your verified membership status within your specific HOA.
  • Interaction Data: Inquiries sent to HOMER, participation in community votes, and reports filed through the Mediator Tool.
  • Financial Records: Records of dues payments and copies of uploaded payment receipts.

3. How We Use Your Data

Your information is used strictly for subdivision administration, including automating your digital ledger, providing instant bylaw answers, and facilitating anonymous conflict mediation.

🤖 4. HOMER AI & Your Bylaws

Our AI assistant, HOMER, is designed to assist you 24/7. Here is how it handles data:

  • Bylaw Knowledge: HOMER is provided with your subdivision’s official bylaws to answer your questions accurately. These documents are processed securely and are not shared with other communities.
  • Mediation Privacy: When you raise a concern, HOMER rephrases your message into a neutral, polite reminder. Your identity is hidden from the other party during the initial notification to prevent conflict.
  • No Training: Your personal conversations with HOMER are not used to train global AI models.

5. Service Providers

We use established third-party processors to power the platform:

  • Cloud Storage: Secure servers (e.g., Supabase) for data hosting.
  • AI Processing: Enterprise-grade APIs (e.g., Google Gemini) to power HOMER’s intelligence. These providers act as Data Processors and are contractually bound to high security standards.

Under the Data Privacy Act of 2012, you have the right to access your data, request corrections, and ask for the deletion of your information, subject to the administrative requirements of your Homeowners Association.
